PANJIM: The Town and Country Planning (TCP) Department has removed 10 per cent coverage restriction on maximum permissible built-up area (PBA) of 1,000 square metres for farmhouses is agricultural zones in the State.
The changes have been notified in the amendment to the Goa Land Development and Building Construction (Amendment) Regulations, 2023, published on August 9, 2023.

The amendment that paves the way for farmhouses to be built in agricultural zones is further modified to remove the 10 per cent coverage requirement. As per the latest notification in the expression, “The maximum built-up area permissible for a farmhouse irrespective of the area of the plot will be 1,000 square metres or 10 per cent coverage whichever is lower,” the ‘1,000 square metres or 10 per cent coverage whichever is lower’ shall be read as ‘1,000 square metres’.
Meanwhile, the TCPDepartment has invited suggestion and objections if any, on the draft GIS based Zoning Plan for Pernem Taluka. The suggestions are to be submitted to the TCP Department within next two months.
The plans have been prepared by the consultancy firm M/s Sky Group. The GIS based Zoning Plan for Pernem Taluka is kept for inspection of the public in general on all working days in the office of the Town and Country Planning Department (Headquarters), Patto, Panjim and also in Pernem Taluka office of TCP Department.
Objections/suggestions are to forwarded in writing to the Chief Town Planner (Planning), Town and Country Planning Department, Dempo Tower, 2nd floor, Patto Plaza, Panjim, with full name and address of the member of the public making objection/suggestion, within a period of two months.
