PANJIM: Be ready to shell out a penalty of whopping Rs 10 lakh in case if you are involved in the developmental activities by filling up low lying areas or cutting of sloping land without requisite permission from the authorities or in violation of the Town and Country Planning Act.
The TCP Department has framed rules called the Goa Town and Country Planning (Composition of Offences) Rules, 2022, as per which no development will be permitted on a site having a slope of more than 25 per cent.
As per the compoundable penalty, the violator involved in filling up of low lying land or cutting of sloping land upto 2,000 sq mts will have to shell out Rs 10 lakh.
For above 2,000 sq mts and up to 10,000 sq mts, a penalty of Rs 10 lakh would be imposed for up to 2,000 sq mts and thereafter Rs 500 per sq mts would be applicable.
In a notification issued, Chief Town Planner James Mathew said that in case of filling of low lying land of area more than 4000 sq mts, approval of the Water Resources Department shall be obtained for drainage plan.
In case of filling up low lying land for development of access to land-locked properties with NOC from concerned local bodies, adequate drainage condition and other measures as may be required shall be made available.
Mathew said that for the land having slopes varying from 10 per cent to 20 per cent, the permission for alteration of slope would depend on site condition, so as to consider cutting and back filling in a manner to make the site most suitable for development.
