Now constructing houses will be dearer as govt hikes infrastructure tax

PANJIM: The State government has increased Infrastructure Tax for residential, commercial, industrial and all other types of buildings with effect from April.

A Gazette notification increasing the tax under the Goa Tax on Infrastructure Act was issued on April 3 by the Town and Country Planning department. 

As per the notification, the Residential building or structure is having a built-up area which admeasures 101 sq. mts. or above will fall under the new bracket.

The notification states that for the Coastal Panchayat areas and five major towns- Panjim Mapusa, Ponda, Mormugao and Margao, the infrastructure tax for the residential premises has been increased to Rs 350, while for industries it is Rs 1200 and for commercial it is Rs 350.

Further for the Municipal towns, Census towns, and Village Panchayats adjoining or contiguous to the major towns infrastructure tax has been revised to Rs 300, Rs 900 and Rs 300 respectively for residential, industrial and commercial.

For village panchayat areas, the infrastructure tax for residential and commercial is Rs 250 and for industries it is Rs 600. 

Further, the state government has notified new rules for calculating property tax for Municipal Areas effective from April 1,2023.As per new taxes if new residential buildings or premises, tax payable shall be at the rate of 0.15 per cent  of the annual capital value of such building or premises to be assessed for tax.

In the case of new commercial buildings or premises, tax payable shall be at the rate of 0.25 per centum of the annual capital value of such buildings or premises to be assessed for tax.
