Bollywood actor Hrithik Roshan has strengthened his real estate portfolio by leasing out a premium commercial office space in Mumbai’s Andheri West. Under a long-term agreement, the actor is set to earn an initial monthly rent of ₹17 lakh, with the amount scheduled to increase during the five-year lease.
According to property registration documents accessed by CRE Matrix, the leased property is located at Lotus Nilkamal Business Park on New Link Road in Andheri West. The commercial space comprises seven office units spread across nearly 6,000 square feet and includes seven reserved parking spaces.
The lease agreement came into effect on April 1, 2026, although it was officially registered on June 29. It will remain valid until March 31, 2031, providing the actor with a steady stream of rental income over the next five years.
As part of the deal, tenant Clearsynth Labs Limited has paid a security deposit of ₹68 lakh. Under the terms of the agreement, the company will pay ₹17 lakh per month from April 2026 to March 2029. For the remaining two years of the lease, the monthly rent will rise to ₹19.55 lakh.
The rental escalation is expected to push Hrithik Roshan’s total earnings from the agreement to well over ₹10 crore during the lease period, further highlighting the growing importance of commercial real estate investments among Bollywood celebrities.
The latest transaction adds to Roshan’s expanding property portfolio. Over the past few years, the actor has actively invested in residential and commercial real estate across Mumbai.
Last year, Hrithik leased his luxury apartment in Juhu to actor and musician Saba Azad under a one-year agreement with a reported monthly rent of ₹75,000.
In another major investment, Hrithik Roshan, along with his father Rakesh Roshan through HRX Digitech LLP and his mother Pramila Roshan through Filmkunj (Bombay) Pvt Ltd, acquired 10 commercial office units in Andheri West for approximately ₹28 crore.
Commercial real estate in Mumbai, particularly in business hubs such as Andheri West, continues to attract investors due to strong rental demand from companies and startups. Long-term leases with periodic rent escalation have become a preferred investment strategy for celebrities and high-net-worth individuals seeking stable returns.
Hrithik Roshan’s latest leasing deal reflects this trend, combining premium commercial assets with long-term rental income. As one of Bollywood’s highest-profile actors, Roshan has steadily diversified his investments beyond cinema, building a substantial real estate portfolio that continues to generate significant recurring revenue.
