Mumbai: The Brihanmumbai Municipal Corporation (BMC) has initiated demolition action against alleged unauthorised construction at Rustomjee Crown, a luxury residential project located in Mumbai’s Crown Mill Compound.
The civic action covers 128 flats in the high-end housing project. Several of the affected apartments are reportedly associated with Maharashtra politicians, bureaucrats and prominent business figures.

The dispute concerns common and open spaces located around the building’s lift areas. According to a complaint, some flat owners allegedly incorporated portions of these shared spaces into their individual apartments, resulting in unauthorised extensions.
The disputed area is estimated to have a value of more than ₹250 crore, highlighting the scale of the alleged encroachments. Property in the affected section of the building reportedly commands prices of over ₹1 lakh per square foot.
The BMC’s demolition drive comes amid scrutiny over the alleged conversion of common areas into private residential space at one of Mumbai’s premium housing projects.
