PANJIM: In a bid to allow setting up of golf courses, film cities and farmhouses in Goa, the Department of Town and Country Planning (TCP) has notified the changes in the Goa Land Development and Building Construction Regulations.

The draft regulations, which are kept open for public suggestions and comments, has permitted golf courses and film cities with a condition that the project should have a minimum area of 4 lakh sq mts. TCP has permitted a maximum FAR of 30 per cent for golf courses. For setting up film studio, the minimum plot requirement is 1 lakh sq mts.
“The proposals of golf course, film city or film studio shall be considered only with the approval of Town and Country Planning Board and the government and they shall invariably fulfill green certification by Indian Green Building Council,” states the TCP notification.
The TCP has also permitted farm houses to be built on agricultural land that is 10,000 sq mts and more in area. The maximum ground coverage for a farm house shall be limited to 2.5 per cent and the maximum built up area shall be limited to 500 sq mts with a maximum height of the farmhouse limited to 7.6 metres.
The draft norms are kept open for public views for a period of 30 days.
In an important decision, the TCP has permitted residential schools and yoga meditation centres to come up in all zones other than in paddy fields, water bodies, khazan land, flood-prone areas, forest areas, tenanted land and on land with slope more than 25 per cent.
In a bid to give boost to e-vehicles, the TCP has said that all the new and renovated non-residential buildings as well as residential buildings and co-operative housing societies will need to keep aside 20 per cent of the parking spaces for electric vehicle charging spots.
