Panaji: The Goa Town and Country Planning Board has decided to introduce a special protection regime for traditional houses built before 1961 and located outside Outline Development Plan (ODP) areas, with the aim of preserving Goa’s rural architectural character.
TCP Minister Vishwajit Rane said the proposed measures are intended to protect the state’s traditional homes and prevent them from being replaced by substantially larger developments.

Under the decision, pre-1961 traditional houses located on plots measuring 500 square metres or more will be subject to a maximum Floor Area Ratio (FAR) of 40%. Structural demolition of such houses will also not be permitted.
The move seeks to retain the architectural character and historical streetscape of rural Goa, particularly in areas where traditional homes continue to form an important part of the local landscape.
The proposed protection regime is aimed at ensuring that development around these heritage structures does not alter the traditional character of Goa’s rural settlements.
