An additional FAR of 20 per cent has also been allowed for educational institutions.
According, to the TCP notification, which seeks to amend the Goa Land Development and Building Construction Regulation Act, 2010, an additional FAR of 20 per cent for four and five starred hotels can be granted on the recommendations of a committee headed by the TCP secretary and with the approval of the Government. The committee includes TTAG President and Director of Tourism, among others.
The notification further states, “Any other further relaxations required to accommodate the additional higher FAR, such as height of building, minimum setbacks and coverage may be considered by the government for buildings, either existing or at an advanced stage of construction based on the provisions contained in Annexure XIII.”
The TCP seeks to grant an additional 20 per cent of the permissible FAR to educational institutions recognized by the Education Department/Goa University/University Grant Commission/All India
Institute of Technical Education/Directorates of Higher Education and Technical Education of the government.
Chief Town Planner S T Putturaja said, “This amendment was pending with the Law Department for vetting for quite some time. Creating additional space for an existing building is easier than constructing a new building. The decision was taken earlier, but now the provisions and guidelines have been notified.”
According to the notification, any existing or under construction hotel or new proposals of four star and above categories of hotels are eligible for this benefit.
The calculation of 20 per cent additional FAR will be calculated on total net effective plot area and a charge of Rs 20,000 per square meter for additional FAR will be charged at the time of application.
